Land Documents

Hi, trusting we are going strong and doing all we can to achieve our home ownership dreams for the year 2018, remember to stay focus, plan, start smart and be realistic with your goals.

There are some important documents involved in the process of acquiring a land, particularly for the first time land owners, part of which is Title document, but aside the title document there are also some other important documents you need to have in place in order to fully secure your land after purchase.

SURVEY PLAN: This document simply measures the boundary of a parcel of land to give an accurate measurement and description of that land. Professionals that prepare survey plan are called Surveyors and they are regulated by the office of the Surveyor general in Lagos as it relates to survey issues in Lagos.

That been said, there are also important details a survey plan must have to confirm its authenticity:

* The name of the owner of the land surveyed
* Address or description of the land surveyed
* Size of the land surveyed
* The drawn out portion of the land survey as mapped out on the survey plan document
* Beacon numbers
* Surveyor who drew up the survey plan and the date it was drawn up
* A stamp showing the land is either free from government acquisition or not.

Once you have all these details in a survey plan then you can confidently say you have gotten your Survey Plan.

Note: If the stamp shows it is under government acquisition, that simply means it is not a land you can invest in, which is very important to either buy land from a real estate company which would have done all this verification and checks before acquiring the land or you employ the services of a professional Surveyor to do the charting and confirm the status of the land in the case you are buying from an individual.

I hope this was helpful.
