Property Document is one of the most crucial factor in investing in any real estate property, knowing the documents available for a property helps you determine the status of the land, if it is under government acquisition or not, helps you determine if you are buying from the genuine owner and who has the right to sell the property. One of the most important document you need to verify when investing in any real estate property is the Title; with this you are able to know what title the property carries, which could be C of O, Gazette, Governor Consent, Gazette, Excision, Deed of Assignment & in some cases Registered Survey. Each of these documents serve its purpose and helps you determine if further title documentation needs to be done or not. 

When you know the title document, you also able to do all the necessary verification that needs to be done in verifying the status of the land, which in such a case you need the service of a professional Real Estate Consultant or Property Lawyer to help you with the verification process. Once this has been done and all verification is carried out, you can then acquire the property from the original owner. 
It is also important to consider the purpose of purchasing the said property, this helps you determine how viable the property is in terms of yielding returns, after all real estate is all about investing and making profits.
